    No, he was unquestionably our rep.

    In fact there were two of them.

    One in particular I had dealings with in the past and I know full well, he knew we had been stitched.
    Quite sure between the potential buyer and the agents partner, this one was told to keep his mouth shut, as he clammed up.
    The other agent was also a Councilor of one of Perths, or Perth's next major city, go figure.

    At this stage though, we didn't have the $'s to chase the buggers.

    Not something I could do to someone and live with myself, so I am happy in the sense, I know I can hold my head up, and what goes around, comes around.
    Not to mention, some times out of troubled times, comes good and strength, testing in so many ways.
    So long as you don't allow yesterday to destroy tomorrow, carry baggage with you.


    The astounding part of it though, the Gov's remedy for contracts with zero end dates = laughable. (What's considered a reasonable time, rezoning, DA approval and to the buyers satisfaction etc haha).


    A year or two before we got caught, a potential developer shot around to many locals and fast before they had a chance to talk, around 12 all up.
    Offered a 3 yr deal and if rezoned to urban and DA approved, offered them 3 times market value, Huge carrot and they all jumped.
    But the fact of the matter is, their really buying urban land, or no deal and it doesn't cost that much to rezone.

    However, before the 3 yrs were up, prices had shot up to these levels anyway and the Gov took it off it's own back, to make the land Urban.
    So this looks very much like, this buyer had insider info.
    While the boom was on and before settlement, he flicked the options on and made a killing.

    It went for around 40m, the Indian guy took it on, he went down hill and into hiding lol, and GFC to boot, it all then resold between 14-20m.

    Another property a little further down the road sold for 23m, and this mob did up some fancy paper work, decorated it, resold to a syndicate, small investors for around 35m, straight away.
    GFC, game on, Banks pressuring the investors, value gone and it then sold for 14m.


    Anyway, as long as we learn from our mistakes.
    Sad though, it would seem you can trust no one and when you have always lived the country life and trusting is part of your makeup, it can be very hard to remove. wink.png
