Afternoon Lordy Mate I often come onto HC, see a thread started on this topic and think: it must be time for the Lord to show these 'fools' the error of their ways. When you do it seems to bring a pleasant sense of comfort! As you know, I remain a 'fool', irrespective of your frankly very strong vacancy rate argument. In my view this market actually needs a slide to get affordability back on track, and declining interest rates (even assuming they're passed on) won't help alter the fact that the banks now require a healthy deposit, and they're few and far between. And that doesn't take into account the poor sentiment that has seen potential buyers, whether owner-dweller or investor, simply go on strike. Clearence rates and volume of sales (rather than median prices) make that very clear (to me, at least). Have a great day. CJ
