am thinking about selling a little shop, the agent said I should never sell it, its a gold mine...but if I do, forget cap rates..they will pay a lot more for it...hinting another 100,000 above what I was thinking...its not on the market yet....big decision....but a nice decision... once again forget all my careful planning and worksheets etc....something left of field to think about.......forget about arguments, disagreements....no thank you cheers
