Its about gearing sunshine. Get me an LVR of 95 90 or even 80 on your stocks :you cant.
My associate and I brought some land on a $10000 Dollar Landcorp Ballot Holding deposit(WA). We debt funded the land purchase using existing equity. The Land appreciated and we then started building. By the completion of the building phase we had the required 20% equity to make the bank shut up solely through appreciation. The Completed Project had a Bank Valuation of $1960000 thats a conservative Capital Gain of $700K. The Project is positively geared and produces total income of $180K per Year. Now from a business perspective that is effective control of nearly 2 million dollars of Property using 10 grand cash. Whats your sharemarket experience? C'mon blow me away with your recent experiences.
