The risk is the tenants go bust, trust can't make interest repayments and have to sell properties at worst time of the cycle with no buyers.
Even after covid 19 finishes the economy will be struggling and unemployment is not great for child care. Take a look at the share prices of GEM and TNK to see how the industry is looking. It may be hard to replace failed tenants.
