I think this will work out.
I think the state government will give partial rates and council rates relief.
not every renter will not pay rent.
in many cases the rent might be delayed but still paid,
and with the government forcing banks to give 6 months leeway, most property investors will survive.

I also own residential property investment. 3 properties: 2 paying rent, one is late. but I have some buffer from paying down loans faster than required
