You seem to know a lot - question is though - have you made money out of all this theory you have on why things can't be done. Easy to sit on the sidelines and carp but what can you offer that is constructive - that is a genuine question by the way.
I , and others have committed to r/e because, in essence it is easier , you sleep better and it seems to work everytime. The sharemarket with its wild gyrations - even if it is every 7 years is not really for me and many others who don't want to be manipulated by glory boys and girls. Gearing in the sharemarket is a hell of a lot differewnt to property in practice.
