    Enjoyable post, very different from the usual crap I read here.

    Sounds like a lot of coal-face knowledge has gone into your decision that it is all headed down.

    Are you restricting yourself to SE QLD in your observations because I would be interested if you have any builder friends in Melbourne and what they think.

    I have a place in Brisbane but mostly I am a Melbourne guy and things don't look so grim here.

    I'd like to see my kids be able to afford to buy a house when they grow up but I think we need to drop the existing zoning laws to have a chance of that. We also need more cities, spread things out a bit.

    Unless things change you will have the haves/have-nots division just as bad as they have in Europe. There's families there that rent generation after generation.

    I'm not a world-changer, I'm just trying to ride waves that are there whether I ride them or not. As any surfer will tell you, wave selection is as important as how to ride that wave. I'm saying there is a nice wave coming, you are saying it is a dumper.

    It's going to take another couple of years before we can look back and assess what the ride was like.
