Got in at low 16's - as others have noted, alot of the bad news has been built into the SP.
I'm expecting a cleaner book in 2-3 years time, the paradox being, we'll most likely see some looser lending policy in that time frame.
Always a lag, but at this price I'm happy to hold for an extending period.
