steveg, the 3% return is a cap rate....it implies capital growth in the future...it is to be distinguished from a flat interest rate on deposits....where there is no capital growth....
most commercial properties change hands based on the cap rate....and in the US they use the cap rate for residential properties....just as we do her....however you rarely see mention of it in the media...general news
