IMO the 1st two options are gold - they are by far the best risk / reward proposition!
minimal outlay, potential upfront licensing fee, ongoing revenue, and retention of IP via carefully negotiated contract terms.
The DIY route is capital intensive, longer path to market, more resources etc etc. who’s going to pony up the capital? A dilutive capital raise is the fastest way to undo the good work that’s been done
