Miles, I think the WA market it a bit of an anomoly, my home appreciated close to 40% in one financial year, which was just rediculous! [was away for much of that ,so didn't even mow the lawn!lol]. There were no for sale signs up, because agents had a waiting list ,and properties would sell ,literally , in minutes . However , when it stopped , so did sales in my area.Some property has been for sale for 15 months. WA needs a fairly hefty pullback ,as it is way over valued [ read overbought] for what you acually get. ROI is very low , and interest rates would need to be at 1-2% to make these prices tolerable..
