In regards to the type of properties to look out for.....one demographic (person type) that I have found to be a good area to invst is within the GAY areas.

They have higher disposable income than the average due to no kids etc...they can afford to pay a little extra (rent) for good properties within their district.

Im really just giving you one idea.

Doesnt mean only buy where gays live...lol

never had problems with rent paid on time.

other than that, close to anmenities, shops, transport, unis, all those sorts of things.

Stay clear of units imo, townhouses/houses are the go.
