Different times my friend. Interest rates were higher, capital requirements were far less, house prices were booming out of the gfc. All these things aren't present now. All we have is low interest rates, more debt, more regulation and a toppy housing market thats very overvalued in parts of Australia. These things take time to be priced in and im not disputing further share price gains from here over the short term i'm just here to give a differing view. All IMHO please DYOR.
