of course there is always a difference between what is asked and what a property is sold for

although 2 years ago here in Perth when sheer stupidity took over the market people were paying above the asking price.

some of the examples I gave were of actual real prices properties I personally know were sold for or puchased for 1-2 years ago.

Other prices are not only based on what property was on the market for but what it sold for based on information from places like realestate.com
