btw...calling somebody a real estate agent isn't meant to be an insult (at least not automaticaly)...it's an explanation to unsuspecting reader !!!

...also, one day (not in the immediate future,i'm affraid) i will change my position on property bull/bear-ism (it's not a way of life, you know, it's common sense that changes with market changes)

"market caving in on itself" = bear

"property prices return to historical ratios" = bull

any other way = delusion or (more sinister) hidden agenda !
