Now that refi and covenants are dealt with, the key risks are:
1. property valuations, all REITS will be revaluing down.
2. Leasing needs to remain strong - ie avoiding bankrupcies.
3. short term gearing interpretation due to AUD/USD rate. No significant IMO as ~65% of assets are US assets.
4. And of course - not getting burnt by the vindictive insto dumping as seen in recent days.
