I was speaking from the point of view of the ANZ portfolio.

It would be better for ANZ to align to the NSW position espoused by the NSW Premier that the border should move north to Nerang or Labrador (I agree with you that Labrador might be so terminal economically best leave it with Queensland).

Relevant to the move of the border and the recoveries of the ANZ portfolio, Gold Coast has never voted with the Queensland Premier but Labrador and Nerang are possibly more aligned to the current Premier.

IMHO the ANZ portfolio would not have much Nerang or Labrador in it but would have the now economically deprived, destitute and uneconomic ghost towns of the Gold Coast and Coolangatta. Some properties in Mermaid Waters are going at 40% less than the rack rate or listing rate.

The Queensland Premier has created the economic slide and is the only one other than sycophants to want the border to move south to the Tweed.

ANZ and Tweed River residents in NSW would hardly want that border and their association with NSW changed given the damage Queensland has done to the Gold Coast economy and the Berlin Wall imposed by Queensland. northern NSW has less pandemic cases than Queensland.

ANZ does not benefit from alignment to 1930s/ Cold War like border walls. best the border move North from an economic, pandemic and recovery perspective.
