I've seen a lot of stuff written about this and I don't know who to believe. So I ignore it and rely on what I've observed anecdotally.

Have you seen a chart that proves the relationships conclusively, i.e. data going back a decade? We had huge spikes in lease rates in 1999 and 2001 for instance. Does your explanation / definition hold up by looking at the data?
