I sincerely appreciate you sharing your views further - and agree completely that if there are similar businesses for sale with less gearing, stronger real earnings and are at cheaper valuations then these may constitute superior investments!
The best I could find on my own to satisfy such criteria was GPT. I have no particular brand loyalty to GPT and would gladly move to something that better meets your clever criteria - were I able to find such a vehicle!
