    dear milesg not sure what message you are trying to promote. You are right that people arent buying do to a lack of confience at the moment, but the issue is that once confidence returns, there will be pent up demand that will need to be satisified.

    the issue being raised is that based on current measure of determine the amount of houses required to meet the population growth is insufficient. This could mean that people are renting, staying home, sharing houses etc. The balancing factor could be that the factors being used to determine the shortfall are incorrect. but for many of the professors supports raw data is all they are concerned.

    So for a prudent property investor one would look at the areas where the shortfall in occuring most and buy land/house/development site there to take advantage of the market forces that will be applied when the confidence returns.

    Milesg this is what some one trying to make money would think not use it as something to support an idealogical arguement.
