For me, the biggest factor in all this is investor psychology.
6 or 12 months ago, the average REIT investor started to panic. Why invest in REITS, when the bank would give me 7-8% in a bank account.
No risk, I can sleep at night... etc etc.
No with interest rates on the way down (most investors lucky to get 4.75% bank interest), suddenly the tables start to turn.
Such low rates of return start to bit the hip pocket (this will be even worse with future rate cuts). These investors start looking for better elsewhere.
One of the benefitial parties to this money shift, will be the REITs, like VPG and ABP for example.
ABP just paid a 1.75c quaterly dividend (7c per year), and closed today at 24c.
Money will start flowing back into the REIT sector.... and VPG will be one of the best positioned IMHO to benefit.
