    ok, mean suggests the midpiont of a spread of data.

    given that the spread of data to achieve a mean has to have results both above and below the line, i'll ask the question again;

    I asked;

    "where are you suggesting to buy given that there is a demographic and potentially areas where values will hold / increase / decrease?"

    or what is the point of you posting this on a forum where investment of property is discussed? ie how does this help property investors?
