The discount rate used is not a substitute for the risk free rate but a rate where the project could likely be funded, that is not likely to be any lower than 8%. Most junior minors I have followed who have raised term funding for non g7 projects are going to be paying 8-15% plus options/warrants/converts plus fees , maybe plus royalties ....
