    marbec, I watch 2 suburbs very closely, in the past year only crappy places have been selling, and selling way above what they are worth....I have only seen one prop worth 300-330 on the market for 230 and sold, a messy divorce case and a rogue agent involved....I have not seen a house say valued 2007 at 400 sell for less, in fact most were taken off the market...they were not listed as sold, and no longer listed
    I am not looking at say Melb prices but a particular suburb in Melb...nor say Perth prices generally...but am sure there were overpriced props that have come down and sold for less....
    recall seeing Syd props on the tv show 'hot auctions' go for 800 k's...and thinking 'are they mad', awful little old workers cottages...tiny rooms less then 12' x 12'
    regardless of where it was ...no way would I pay that sort of money.....but those are the cases or similar many of you must be seeing...
    since late nov, early dec have noticed a dramatic change in whats on offer and the prices, no longer fhb prices and much higher quality props with prices to boot....thats the top end selling out....the middle market is still absent
