    I agree, Valad order lease book looks quite strong, a large portion of tenents are locked in for 5+ years.
    The property prices will eventually rise back again. We are in a short term slump, once the credit is unfrozen things will trend upwards. That is my guess why valad is not dumping property assets on the market. As they see an increase in value in the near future. Its only a matter of time, intreast rates are dropping to an all time low and banks are being forced to lend. Not to mention the govt pouring Billions to jump start the econmany

    Also the supply and demand rule will also assist in valuation. No one will be building new commerical property in these trouble times. So as soon as things start reverting back to the norm, It will once again become a sellers market due to the limited amount of property available on the market. Could take 1 year or 3 years.. But it will eventually happen. So I dont mind if we are not bought out in the short term, I know in the long term things could be a lot more fruitful.
