the 40% housing price drop is based on what imagination? Some history? Some future reality? Not imo!
U.S. may have had a decline - since around 2006, however did you look further into this, and see the massive rise from 10 years ago? Confirms FACT that realestate doubles (100% gain phil) on average, every 10 years! U.S. market is showing signs of turning flat / rising again.
However, we have a housing shortage in AUS. US had a number of some 1.5 million in over-supply. This was always going to take some 2 years to reduce to realistic numbers. We have a growing population, stable govt., in with the best banks of the world, all bading for a steady Aus market place. We aren't building enough houses for the demand, and this will take some years for us to catch up. With demand, is growth!
I see the stable growth here as ++.
