LVRs are different to TLRs.
TLR = Total Liabilities / Total Assets (based on balance sheet)
LVR = Loan / Property Value
e.g ING Industrial Fund has a permitted TLR of 55% (temp 60%), while their the portfoliio LVR might be in the order of 60-70% (at a guess).
The lending covenants of Trust are based on the TLR.
