the significance of the fall in interest rates is that it should (in theory) lead to activity in the market place...allowing VPG (in theory) the opportunity to sell assets and reduce gearing accordingly....

we are talking abpout property bear market atm so you would expect every negative to be trotted out...otherwise we would not be looking at a current MC of $38m.
