we are not talking about whether the property price can go back to last year's level. As long as the property price stop falling now, it is possible that we can keep the NTA at 51c,or say 35c at least.

So any sign of stopping is already good enough for us.

For me, even oil-price is related with VPG's SP, our view is different.
