Have you heard that if you bury a copper coin under an oak tree and it goes green that is a sure sign that property prices will fall. You seem to be collecting reasons....
More to the point I have just come in having been to a number of open houses in the suburbs just south of Adelaide CBD (Black Forest, Kewick, Ashford and Everard Park)and I can tell you there is plenty of interest out there. I usually do a fair amount of homework on the properties I am interested in and know what they were last sold for and sales of similar property's in the same area. At one two bed room unit I saw two couples completing letters of offer on site. I have made offers on a number of property's in the last month(s), usually around 10% below the asking price and have not been successful with any. I don't have graphs or stats to show but I know in the areas that I am looking that there has been no price reduction in fact there are plenty of people willing to pay the asking price or more.
