    I hear you, you are not wrong.

    I realise the warning signs of capitalising refinance fees and costs.

    But I backed the Board as they had 10's of personal millions invested themselves. I cannot comprehend how they could not get a deal done with all their personal stake. That is what gave me misguided confidence
