In regards to the herd mentality, in its finest form the herd only becomes a herd when enough followers decide to or are manipulated enough to form a pack in which they all commonly belive is the right thing to do...and of course their decision is in unison.
With property investment, from my research...pardon the pun....the best time to buy property is actually at the percieved worst time for property investment and not the percieved best time by you got it...the herd.
Research would show you this, perhaps you could utilise those theoretical skills you have acquired to seek out that theory as to whether it holds weight.
