one more thing (i may have understood you).,, why did you discount the asset value of the European management rights to zero.
I can assure you VPG wont be.
The European management rights have got nothing to do with Duke.
VPG had roughly a $9 bill European property portfolio that it was managing for others, that it is retaining.
This doesn't come under the Duke JV at all... completely separate and outside of that deal.
the Duke deal is just a little bonus opportunity in that VPG can also end up also managing the properties that have now gone in to making up Duke.
