the fact property has dodged so many obvious bullets the past 6-12 months doesn't really make me feel more comfortable about it, I'd feel more confident if it had seen a decent correction in the order of 10% (we have seen that in pockets, but not across the board) to take a little heat out of it
plenty of agents I have spoken to are amazed at the resilience the market has shown and one actually sold his property hoping to get back in cheaper
