    It appears to me that not many of the posters are on the coal face with Property trusts and their current and past predicaments.

    What you all need to know clearly is that the commercial /industrial property sector around the world is not out of the woods by a long shot...including Valad ,with a high exposure to Industrial/warehouse properties in Aust.

    Liquidity is still a problem.The latest valuation rounds will not look pretty.lending on large commercial transactions is still almost no existant especially in Industrial property.

    There is a huge amount of Industrial/commercial property up for grabs..Large Buyers are cashed up funds from O/S.Altough a number of new REITS are popping up in Aus with O/S funding ..these are the "Undertakers" (IMO).. they will make the money long term. The Buy opportunities are there in "Off Market" transactions.

    Lenders have slowed up the foreclosure processes to maximise their return when they call in the chips..they understand that a firesale event will bring down the house.

    Valad and Others still have a while to go to get back on their feet..if not taken over.

    IMO..Orbis has been and is circling with others to pick up the carcasses of the sick and dying.This is the year of opportunity at the big end of town with property.

    Beware of false dawns..this is a spec stock with great assets..finished product..Its Value is what the market is prepared to pay for those products today. Cash is King.

    Property is a great inveatment at the right time but only if you are in control if it.

    Hate to rain on your parade but these are the facts as I see them.

    My only suggestion is : CAVEAT EMPTOR!! google it if you don't latin.
