    you think there won't be rate increases larger in 2026 than there will be in 2023?

    what rock are you under.

    what happens if we hit a GFC by then?

    what happens when losses blow out and the increased competition adds even more downward pressure?

    and what about QE? and the pressures from property prices. more risk than you lead on for shareholders so pull your head out of it

    but you're right about one large thing, no refinance on the cards. share price plummets, and wallah! fire sale

    expenses and rates will be the undoing, not to mention the silly multiple. what market cap reflects a $194 share price? ....

    you talk absolute rubbish to suggest that isn't a large risk, considering you've no idea what the $1.5bn is being used for.. I understand it as land grab only..
