The accounts show a 5.2% interest rate on average. Maybe they can get that down to about 3% at current market debt pricing - management will obviously be best placed to weigh that up versus costs etc. The FY21 book value of about $58m will be far lower than market value in the current high demand market. They'll also get accelerated depreciation leading to no/little tax. That might lead to many different possibilities.
