Lockdown in Melbourne is over, it's actually the best placed city on the eastern seaboard right now. People have now missed their chance to get in cheap.
Sydney is in the thick of it with no clear exit plan. If you ask me a relative change in pricing of less than 10% (from $2.82 to $2.60 barely covers the change in fortunes of both cities relative to each other) so I wouldn't expect a recovery in a hurry.
