    Firstly Madamswer overall I believe you are a smarter investor than I am.

    Secondly, isn't the 90% mandated somewhere as minimum payout for a REIT, ie they have to pay this out to qualify for no tax.

    Thirdly is this 'Funds from Operations' a real number, is it something approaching Buffett's 'Owner Earnings'. I don't know, but for myself I do basic scans, and when something is too complicated it goes into the 'too hard basket'. I prefer to be approximately correct than precisely wrong.

    Also out of curiosity you mentioned that FFO excludes capital expenditure: but could you tell me are 'tenant fit out contributions' capital expenditure??? I don't know the answer to this, but I can tell you that 'tenant fit out contributions' as a % of first years rent are constantly increasing. I am now up to 100%-130% of rent as a 'fit out contribution'. Effectively this means that the landlord will contribute 100%-130% of my first years lease rental as a fit out contribution. If the lease term is say 5 years: this is 20%+ of the lease rent paid back to me to fit out my shop. Why do they do this? Because fit out is not considered in the 'valuation'. This is on top of me getting lower rentals on new leases. And further I am now able to provide a hedge in term of my cap1 works (ie I will pay a maximum on cap 1 works, above this the landlord has to pay for any cap 1 works required for my tenancy, this hedge is quite low, and so basically it becomes the landlords problem, not mine).

    In regards to the debt situation, cost of borrowing is decreasing. Given a REIT status, 90% of profits have to be passed through to shareholders in the form of dividends. This is the 'so dark the con of man' moment. In good times increase dividends, in bad times do a dilutionary capital raise to draw back those dividends. Hence why Frank Lowly knowed how to play the game and why Westfield Trust and Westfield Holdings was constantly interchanging and evolving and why at the end Frank exited at a time of his choosing.

    This is why instinctively you know something doesn't add up.
