Unfortunately we never went ahead with the deal.
The owner/seller had a few finance issues that we didnt like considering we were goiong to spend money on the property prior to a settlement.
Without gpoing into it to much that was the cause for us to pull out.
However have just put in an offer for another one....will let u know how we go.
