You can only pull out with the buyers approval once contracts exchange and any cooling off period expires.
best to be very upfront with the buyer, explain the situation, and hope he/she agrees to terminate the contract......and they may want some type of compensation to do so , as they have incurred expenses, so the seller must be open to this realisation.
