Exactly right. If I want a listed property trust with lots of office I'd buy Dexus or GPT which own premium and A grade properties rather than the B grade junk in AOF. The beauty of the DPF is that it is unlisted therefore not exposed to the dramatic ups and downs of the ASX which I already have heaps of exposure to. Unlisted property trusts give diversification to my portfolio which is why I own some. I'll be voting NO. if it goes ahead I'll sell out as soon as hits the ASX.
