14 years ago we inherited a old and tired inner city house. Its been rented all that time but the return on investment after expenses is only 0.003% based on the value of the house this year. Other than the appreciation of the land it sits on the return is very average. Sure its doubled in value over that time but if we sold it from the start and bought any boring bank stock and reinvested the dividends we would of be sitting on 5 to 6 times what it was worth now.
We hear from our property manager that plenty of landlords are selling their long held investment properties and some are selling their paid off principle place of residence and then go and rent somewhere and invest house sale proceeds. I think a lot of money is going to be flowing from residential property and looking to find way into super or direct investment in shares. Covid has changed the investment landscape and plenty of people have bought forward their dreams of retirement and they have realized they cant do it from piddly residential rental returns.
