I concur in your approach. my strategy is very similar. As opportunities present themselves, I will look at the appropriateness of taking them up. As it is, after a 15 month hiatus, I am again researching the market carefully.
I also look way beyond any headline figures - to see the land cost ratio, the room cost ratio, the regional (ie: adjacent suburb) trends, etc.
Perhaps some of the correction that people talk of has had something to do with the rather cheap makeovers many people have done in recent years (including such tricks as restoring exterior facades with aluminium railing substituted for steel railing, coated and painted polysterene substituted for external brickwork /window finishing work, etc, mixed bricks clad over so that people cannot detect whether they are 1st, 2nd or 3rd grade, or of the same type, etc).
