If you are getting a return on your property then you have at least 30% equity (using Syd as a benchmark). It is the return on YOUR equity which subsidises the shortfall on the borrowed portion of the package.
No matter how you shuffle the figures you can only make money on OPM if the property is doubling every 7 years and that is not guaranteed.
I am doing well with my investment property too but I am not trying to repeat the investment because times have changed.
