Seems pretty obvious that a new business or a business which needs to expand Into a new activity will not have “tax returns” showing income sufficient to service the debt. That’s where you need to look at the income the business will earn in the future… and to do that you need a business plan showing what this will look like.
I’m not saying you were not a lender. Just that your lending skills are up there with your investment skills.
