Actually scoops the attitude you displayed in the following statement is not a good one:
"1 bedroom dogbox 25k out of town, opposite a train line, classy."

It just demonstrates that you are unwilling to compromise to a more affordable alternative (for purchasing) - which is the problem with allot of people in modern society. Questioning the value of an investment is a good thing, but the attitude you display is that "I am too good for this and it is beneath me". That so called dogbox will be what you make of it.

"No, you shouldn't hear any complaints from renters if the rent goes up. Smart renters will find a more affordable place and move on. That's a great thing about renting. You can live close to the action and only pay a fraction of the cost compared to a mortgage."
Funny thing is that all you hear about is renters complaining that their rent is going up! You rarely hear anyone say my rent is so cheap. As for moving well good luck with that as allot of the time unless you are willing to move to a cheaper area (and compromise) the rent will likely be a similar amount elsewhere in that area. As for only paying a fraction of the mortgage well that depends on when the landlord bought the property and how much rent they are earning off of it - either way it is assured your rent will go up in the future but over time the landlord will be paying less as their mortgage decreases.

"The only action this 1 bedroom unit would receive is the pack of wild dogs roaming over in the vacent lot out the front."
Well today's dogbox will likely be sought after in the future as todays bad areas are the good areas of the future - just a matter of time!

"PS...One thing HC property forum is yet to produce is a thread on making money from property. Warnie did come close with his example on flipping a house. As your sig states 'managing my real-estate portfolio', would you mind enlightening us how I can get a piece of this action, with examples, no dog boxes though :)."
Honestly mate we could give you examples but you would never be open minded enough to see the potential as in your opinion they would be worthless dogboxes that nobody would want to live in! But hey I only get a 10% return on my dogboxes. Not to mention the only focus people seem to have these days is capital gains, which will unlikely be great if at all over the next few years - my focus is rent, capital gains is the cream over the long term.
