    problem with investors is that most of them can't calculate the returns correctly and as they 'grow' it becomes even more complicated ...

    i'm affraid, if they could do proper calcs they wouldn't be this much in love with that asset class !

    the "last stand" argument you'll always hear is: it'll be mine in 1000 years and it will keep on earning after i pay it of (in 1000 years)...

    nobody talks about 'mantaining' it, waisting time with checks and appointments, dealing with RE sleazos,tradies or handyman,lingering in Bunnings lines and parking lots...all precious time you could charge for in a second job (nobody calculates that whan counting pesos at the sale time or retirement time)...


    without 'crazy' capital gains, the only winner seems to be the 'friendly bank' !!!

    (and a 'deluded' "investor" but for above mentioned reason)...
