it doesnt become positvly geared till you get past half way (of you have a masive capital growth which is not normal)
biggest gain in 100 years was the last 5 - 15 years over doubling the norm..
historicly its only a savings plan, it only looks good as an investment if you were buying 10 -15 years ago
buying now i think you will be lucky to break even by the next 10 - 15 years
